So far it’s not entirely complicated, but there are definitely gaps in my understanding and it’s difficult to get the proper info from just web searching.I work a Full time (60 hours a week) job, but believe that I can still put in the proper due diligence and make good investments.

Hubby is 65 and basically decided to retire (with no retirement savings) and I'm 55 and work as a contract web designer/developer. 

If chances are low, then maybe use treasury rate and take the gamble, if chances to refi are high, then take the known variable. 

Gold River could be a hot spot, but it's a gamble.

That's pretty much gambling and I like the odds elsewhere.

Web searching lead us further  into sketchy unanswered territory how the individual passed.   

The gamble is whether to rent to students or not.
