How do I attack a bank owned to get it at a flippable price, if they are just gonna list it, let it sit and waste away and not alter their list price...

Another good book (smaller book but loaded with information) is the "Asset Protection Bible".I know not everyone wants advice to read a book but seriously you will be happy I gave you that advice so you can understand how difficult of an answer that question really is. 

I don't know for a fact.. but I do know when I used to chase NOD's  most folks that had an NOD had 100 to 150 letters in a few months.. odds are slim.. so you need huge amount of potential deals. in some markets Yes in Others waste of time and resources
