In a podcast the other day, I heard about an investor who repurposed his laundry room into a communal area, transferred water costs to the tenants, installed hookups in all units, and gave them the option to lease a washing machine and dryer for ~$35/month.

Light landscaping,  power wash, take out carpet put hardwood in living room and hall ways,paint cabinets, new front door, that's if we even decided on all that because it's a turn key as is.If we decided to lease were going to do things listed above.

I've never personally done it, but a co-worker of mine bought a pressure washer and does pressure washing on the side...maybe $500-$1,000 investment (less if you don't go commercial grade) and you can get $100 per job on the weekend.

I could then rinse, wash, repeat with the HELOC.  

I washed dishes each evening and it was easier than I thought to get by without it.

He lives in an expensive part of Texas so investing locally for him is not much of an option which is why he is interest in my Cleveland market.So part of the deal with was he would agree to lend me money if I agreed to get him a house in my Cleveland market on the BRRRR strategy.

Back then, before laundromats, before wash and wear clothes, people drop off their laundry down the street on their way home from work, not drive a long distance to drop it off. 

Does this get washed at closing?
