This was brought to my attention by my property manager when she did the walk through with my last tenant before they vacated.My prop manager informed me that the POA had covered these repairs in the past and that she would coordinate the repair for me prior to my new tenant moving in.

Now actually collecting from them is another story....You need to get in there ASAP because if you have to go through your insurance company you don't want the scene disrupted prior documenting everything for your insurance.

The biggest thing I can think of prior to going into rentals is to have an attorney review a lease to ensure that all applicable laws and regulations are followed to protect you when you do have tenants.

We have lots of old houses here (back as far as the late 1700s) and using unmilled piers (literally tree trunks) in basements was very common in houses prior to the 1930s.

I have seen situations in CO where the owner did not file a notice of intent to cure at least 15 days prior to the sale, the foreclosing lien holder refused to delay the sale, and the owner had to go to the sale and bid on the property.
