Hi everyone,I have a basic profile on Bigger Pockets and the tool may exist but I just can't find it or I need to upgrade my account.

But if it's working for you then don't fix what isn't broken!

Replace door - $xx.xx; Repair broken window - $xx.xx; Replace smoke detectors - $xx.xx etc. for about 20 items. 

One thing I have been extremely pleased about with appfolio is ther constant improvement and upgrading to the system.  

it needs a water well to be dug out and could use kitchen and bathroom upgrade.

I spent $8,000 (and a crazy month) on repairs and upgrades and rented it for $1,500 per month (it will be $1,900 next year but my timing was tight- it is next to a university and the school tear was starting.)

My wife and I would have been happy if we would have just broken even on our first flip, but thanks to everyone here, we more than met our expectations.  

Upgraded the kitchen, master bath, backyard, new flooring and windows in the 1/1, which were all DIY except for the irrigation in the yard.

I replaced the blue shag ugly carpet with laminate flooring, paint throughout, new fans, all brush nickel fixtures, landscaping...total $3,500 in upgrades and I'm renting for $1,475 to a family of 3.
