Our budget with rehab is around 150.We do understand the value of professionals and I guess a great interior designer can actually pay itself (by increasing the ARV).Just wanted to get the community's take.

And I believe I understand that now... what I was ultimately asking was how much does a point affect the rate... and from what I understand now... purchasing 1pt would drop my rate by .1256.375 = current ratebuying 1 point drops current rate to 6.25buying 2 points would drop the rate to 6.125and so on... correct?

Therefore its best to understand what you can build by right and from there determine if there is a case to be made for zonign relief to increase the parcels development capabilties and value.
