There is a way to do shared access if you are not concerned about this.There may be other options out there, but this one does not require a plumber and is easy to install.

Assuming she's on a month to month and your local laws only require 30 days' notice, you have two options. 1) Give her notice and tell her if she finds something sooner (eg June 1) and wants to move before that, you're okay with it. 2) refuse payment for the rest of May's rent as she's already late and start with the eviction.

Hey @Hector Lewis,I have a DSCR but it also starts at a $75k minimum loan amount. typically I advise folks that are coming a little less to do a fix & flip, then DSCR cash out at $75k.

Once it's released, you have plenty of options from letting it go back to the county for failure to pay taxes to filling in the gulley and making it usable.
