I’m looking for reasoning that I can apply to my current properties as well as future investments.

@Sam LaGrassa also since rates won't be going down in the near future, I would recommend locking in a long term rate since you'll be holding the property for a lengthy period of time, this will allow you to manage your expenses easier.
