There are strict accounting requirements for security deposits on anyone who holds them and what should absolutely be the case is this:  if the PM held a deposit for the tenant, they should transfer it to you right away so that you can hold it according to the local Tenant-Landlord Act requirements, your lease requirements, etc.Regarding the partial rent for the month you purchased it -- they should pay that amount to you, too. 

It is absolutely strict....no wiggle room.

This means that you need to acquire one or more replacement properties valued at $910K or more (this is ignoring routine selling expenses that can be subtracted from the $910K).

It would be a shame if that last property was the perfect home and those reviews were strictly created more because of a bad host (which you could have corrected) versus crazy neighbors.   

I recommend getting a Google voice number that is strictly for tenant communication.

@Luke Davis In Califonia there's strict rules we have to follow when it comes to charging a person for items upon move it.

This is an ever changing industry which is why I too shy away from strict formulas.

I would never by a property in an HOA unless it is strictly for yard maintenance.

Whether that means doing strictly cold calls and door knocking vs online marketing.
