We have a 30 x 40 shop for him to store his tools and build/repair as needed for his work. 2) No kids, so don't have to worry about an additional vehicle now or in the future.3) As a female, bigger garage would by my husband's thing, not mine.

She does not have to upgrade to impact; she can change all the windows with non-impact and add hurricane shutters very inexpensively (relatively), but will need a location to store them and it can be a hassle in the event of a storm.

Just because a guy can build a retail store or shopping mall doesn't mean he's a good fit for a rehab, or custom home, or duplex.
