@Eric RosendaleMany hard money lenders have loan programs for non-us citizens and some of them aren't credit lenders, i.e. no credit check so credit is irrelevant (whether you have it or not, or whether its good or not good). 

There are some new motivated seller lists to consider such as Owners with Low Financial Stability Scores (FSS) and Seniors with Long-Time Ownership.

There are demographic variables that play a huge role in what marketing channel will work best.For example, it would be a horrible strategy for Apple to start doing direct mail for its products but a product that is designed for seniors would do well with direct mail marketing.

Point is just because they say it doesn't mean they're right...is it worth a 2nd opinion from a more senior reviewer?

Is the HOA lien senior to the existing mortgage or not?

Alpine and Citizen wouldn't touch it.
