Vinyl Plank and paint costs about the same for each.Second, when I buy a value-add apartment I don't really count on it cash-flowing until I have rehabbed all the units and replaced all the tenants.

My people in this case are maybe10% low on rent value however they  do snow removal they mow  they weed eat and in general replace stuff if it’s minor .

Generally, there will be a reason for that.A lot of times brokers won't include certain things (most notably replacement reserves). 

knew more about the history of construction materials and replacement timelines, would have saved me $20k on my first rehab...had to replace ALL of the plumbing and electrical when I hadn't planned for it.

I personally have not worked with them in real estate, but I did work with one of them in a previous engineering position in VA.

After a thorough cleaning, I replaced all carpets; painted several rooms with modern colors & touched up the others; upgraded a few fixtures; and, made several small but impactful cosmetic improvements.What was the outcome?
