A general residential realtor is not qualified to assist investors in the type of analysis that is needed to gauge ROI or even in determining the scope of work/costs to update a property. 

I would have a rental with 10% interest if it still cash flowed and met my criteria.With that said, you sell what sounds like your personal residence and then where do you go?

I would say many owners getting tougher on background checks, so when they learn their new credit score, they understand they can't qualify at the new place. 

I plan on leasing my primary residence and house hack into a new property for my family.

They would qualify and we show property.

The house is currently gutted, and while I would like to occupy one bedroom and rent the other two (3bd/3.5ba) as a "househack", I am willing to consider selling and foregoing this as a primary residence as I know many private lenders will not consider any form of owner occupancy.

TLDR: not sure how to maximize about 380k worth of cash in the next 5 years or lessFamily is well off, and will be giving each child 250k after our nana passes, and once they have a primary residence and can qualify for it w/out help from the family.
