If the seller is popping this on you right before closing, it should not be binding.

I wanted to give it a couple of months for the house inventory to rise a little more to start investing... and of course see if any pre-foreclosures pop up with all this forbearance.  

I have HELOC's on my investment properties so I have cash readily available in case something pops up that I just can't turn down. 

I think a 30-45min radius from the city center would be a good range.To get a better feel for the market, I would suggest you just search "Atlanta" in the BP search bar and just reach out to all the investors that pop up.

If you can wait AND you have a stomach for downside risk (be honest with yourself), AND the MSA drivers —pop and job growth to name a couple— are headed in the right direction, a development may be the best thing for you both.
