These guys' lease said they have no pets.

Location,layout,rent price,length of lease,amount of deposit required,pets,etc.One I would say is a quirky possible renter.3 pulling out is a TREND.

The pets have also attracted fleas throughout the house.

Maybe it's just my pet peeve, but these bloggers and article writers(talking about "experts" here) on BP submitting write-ups from behind their computer screens, while never helping or contributing on the forum in "real time", kind of rub me the wrong way.Is their time so valuable?

well,   you are waiting to long to make your offer.I suspect your competition 1. is making offer sight unseen2. they know value3. they do the inspections and such during their due diligence period 4. if they don't like it during due diligence they foldNow there could be pet buyers that the listing agents have for sure this happens.. the folks I know that do this look at the hot sheet at 4am when it hits and have offers on listing brokers e mail before 7am.get first in line .

Charge $25-$30 pet rent, per pet, two pets max, plus a security deposit for the pets too.  

If your tenants have a cat (if you allow pets) they'll hate open shelves.

In May 2016 those tenants bought a house and moved out (with a month remaining on lease that they paid) and we rented it the same month for $1900 (incl pet rent), again to a stable, middle aged couple.

I include utilities, pets, and availability, but I no longer mention income or credit score.
