Just happens to be a house that I've always admired...I used to live in the same neighborhood.Because I did not do a title search I'm fearful that there is more out there that hasn't been recorded plus it's unlikely that the auction price will stay low.

I like flyers, becuase i rather would have a piece of paper to write notes on about the property with a picture of the property so I can easily remember which property is which, thats just me, but in this era of computers I still like paper to hold when im pondering and organizing.

If you do not want to join an agency for credit/background, and pay their fees, there are a few do it yourself ways to get some information--You can require the applicant provide you with their free credit report which they can obtain online--(you would have to know how to read and assess it), also you can go online for public records checks to see about evictions, and criminal public records. and thirdly, the landlord name & reference they provide to you, you can go to your county tax records online, put in the address or parcel # to see if the name on the property address really is the landlord, or just a friend that they have asked to pretend to be the landlord --that happens alot.

:0 Alex, if you don't feel like subscribing to realty trac or some of these other (pre) foreclosure websites, simply go to county recorder's office or contact county recorder's office in your target market and acquire list of Lis Pendens, NOD's nearing default (to be auctioned).

What I would do is research who is in charge of the HOA through the Court records, former correspondence you might have received, attorney who represents them, etc.
