@Lisa Irimata I have a few STRs in Florida and occasionally I use mashvisor to check on my own property and the data is about 90% accurate.You way want to use one of those services to have an idea on occupancy rates and ideal strategies.

A lot of these new single family investors don't realize how much cap/ex and the occasional tenant non-payment cost them and are really buying $0 net cashflow deals even though on paper it might look good in real life there are a lot of expenses.

In practice CAUTION.I have spent the better part of 20 years and a few thousand fundings in these asset class's and even the locals miss occasionally.. someone from out of state the risk goes up expononetially.I am not saying you have to buy turn key .However I strongly disagree with the ease of building a Rock star power team..

We do occasionally act as a reseller for turnkey providers, but that's the exception, not the rule.We do indeed charge an asset management fee which covers among other things:Ongoing property management Payment of all expensesOngoing market intelligenceBi-annual property inspections (i.e. every 6 months)Investment portfolio reviewsInsurance monitoringPerformance reportsEtc.You can see the full scope via this video on our web site (PM me and I'll send you the link).As far as I know, all turnkey providers do charge property management fees which cover only a small subset of the services covered by  our asset management fees.

But, here again, this depends on your individual market, Occasionally, I'll get an agent who says that they only respond to written offers but, usually a tickler phone call or e-mail like the following is sufficient.
