I've been a commercial mortgage broker going on 5 years now and, after working on financing numerous commercial real estate and multifamily transactions, have decided to start investing in my own property on the side.I'm currently interested in acquiring 5-16 unit properties that cash flow and have value-add upside in high job growth markets, but I am also learning more about SFH investing and am open to exploring residential opportunities as well.

Most regional and national banks already operate in multiple states and have no issues with foreign LLCs but most of the non-regional or local banks (in terms of scope of footprint) often do 'discriminate' in lending to customers outside a certain area where it operates but usually might have not problem taking on the customer's deposit business.

When I sent the 3-4pager over to ask for suggestions, The agent sent me a much more extensive contract, which is the standard contract for their deals (they are in a large, national brokerage).The capital partner requires us to have the property under contract before they will put the money up., so there's a bit of pressure to get this contract approved by the seller and all parties involved so I can see what the moneyguys say.Here's my question: How far should/do I as a first-time investor -- who wants this relationship to be a long-term, fruitful, mutually-beneficial relationship -- push to change the "standard contract" so that it only includes the wording that makes sense for an assignment?
