I am looking into invest in old multi units (build before 1960s) in around LA area.

So far no complaints with the system.

I'm very green as far as mortgage tips and tricks as this is only my 2nd mortgage.I'm currently updating parts of the house such as a full bathroom gut on the main floor, new water heater, softener, fuse panel, radon mitigation system, windows, paint, flooring etc. 

. $50K seems reasonable but it depends on the age of the systems.

I have read it might be possible to do a complicated system of owning the property and then leasing it to a trust you own in some form in order to benefit, but it seemed sketchy at best (tax avoidance strategy).I do intend to use the s corp election for Flipping as you suggested, every little bit helps.Thanks again for everyone's advice and information.

What are some tips/systems/advice you would give or wish you would have known about being a first time landlord and landlord info from a distance?

Just upgraded to PRO and started practicing with the calculator on a few properties.My wife and I are interested in investing in multi-family housing to rent out for cash flow and capital appreciation downstream.

I am sure there are some out there that want to work the system, but most are probably on the up and up.
