It's probably worth doing a cost/benefit analysis to see what makes the most sense to do in this case but I don't think buying rentals while renting is necessarily bad.

I'm not sure how well versed they are in the trust details but it makes sense that it would be due to the step up basis so if there's a way I can approach them to give them a solution to that, that would be great.

Due to complications in due diligence (seller financials), the only way that it makes sense for us is if we can assume the current debt, because it is below market rate, already underwritten etc.
