I just listened to a Bigger Pockets podcast where the guest talked about a multi-unit property he purchased and projected $50,000 in renovations over the first 6 years.

Finished a massive remodel on my house and Bought another rental almost two years ago and did some things wrong (including having a tenant that was running a 3 million dollar real estate scam that got hooked on heroin when the feds caught him lol) but I've learned a ton from it and am ready to get things rolling and start buying properties. 

Quicken has a bad rap with investors because it advertises low rates and then has massive closing costs.

Considering structuring a profit sharing model per project with a friend who is a general contractor.

I use HML for my rehab projects, and they finance 75% of the purchase price and 100% of the rehab, subject of course to ARV appraisal.

Today my investors stay with me because of my ability to find them deals, my willingness to work as hard as needed, and to take their projects to completion.
