I can’t afford anything in the NY Metro Area at the moment, so I’m exploring areas in:my home state of Vermont (Southern VT mainly)Keene, NYPittsburgh, PA where my brother livesKingston, NY (Upstate NY area/Catskills)North Adams, MA (college town)I’m trying to stick to areas I have some ties to since it will most likely be an out-of-state situation with a property manager.My goal is to buy a 2-4 unit property that is in decent shape, rent the units, and have one unit for myself to come to when I want to get away from NYC.I’ve been running numbers on both the rental property calculator and the BRRRR calculator with varying results.

Of course, the main issue we seek to tackle is how to best limit the liability of the parent company - and the attorneys that we have spoken to claim that 1) "this is out of their league" or 2) are unable to provide any specific insight on the specifics of the legal structure.

My main reason for considering commercial is because 1) the duplex and triplex and even 4plex market in my area is very competitive and it drives purchasing prices too high. 2) I guess I’m kind of a pretty ambitious guy and my wife has followed my lead and trusted my guidance and I want to help our growing family (2 kids and 1 on the way) meet our financial goals as fast as I can!

@Brian Burke  I think one main difference is the syndicator can send out a blast email to all investors at once on a specific property. turn key or PM has 1000 different properties for 700 different people and 600 different messages much much tougher..But generally speaking syndication is a higher level organization for sure..
