I put down a small down payment and then renovated a large part of the house out of pocket.

Everyone should really know their state/local laws before developing an occupancy limit because some areas are starting to push for "communal" housing wherein a large group of people share a home  and act like a family by sharing chores, meals, common space, etc.

How quickly did you scale up your investments?     

I’m in the process of selling them and going into large deals.

Would I just continue to buy one house at a time or would it be better to try to scale up (larger package of sfh or small multis) I work a steady job and my strategy right now is buy and hold.

Like the previous posts have mentioned, the amenities play a large role in determining the rent price. 

Large brokerage firms, especially the public ones like Marcus & Millichap and CBRE, present themselves as domain experts who will help value your property.

those are the ones with  large post counts and small votes ..then you have the ones that have way more votes than posts and those I think are the pretty sharp folks When EF HUTTON talks folks listen.. to me there is no rhyme or reason..

However, even if we get into the nuts and bolts of the rehab and find the budget is too high, we simply raze the home and our existing tenants have a large yard for the next 7-10 years.

That being said, I know if I want to scale I will eventually have to leverage outside funds to do so.
