I do this for 2 reasons: first, I line up all the potential tenants in 5-10 min increments and knock it all out in less than an hour and second: it weeds out the tire-tickers.

In today's current market, I would recommend door knocking combined with driving for dollars.

Just closed on my first property in Baltimore and have a list of quite a few random repairs to knock out before renting it out.

This usually involves me jumping in between contractors to knock out a few punch list items. 

I have sent letters/post cards, knocked on doors, etc.

My friend and I have been addicted to bigger pockets for the last couple weeks and have recently started door knocking and handing out direct mail letters to potential sellers. 

My rehabs are usually 4-5 weeks depending on severity of job, knocking down walls, exterior rehab, etc.

Living in a construction site can be a struggle, simply knock it out and move on to the next.
