I was SO pleasantly surprised when, not only did she do a great job fixing that damage, but "while she was at it (she told me)", she also fixed all the dings/damage on the rest of the molding that was pre-existing.

Many will come on here and tell you of other options and those are good ideas however in some low income areas cash is still king and the easiest way to assure you’ll get your rent and in time .

Also anyone that is losing money and has to close shop wholesaling is not doing it right, you simply add contingencies so that you can pull out of the contract with no penalty's if you cant find a buyer in time, usually a 10-15 inspection/due diligence contingency starting the first day the contract is accepted. 

Although you can see there are many people operating STR's in the area, it is technically illegal, and your income could be shut down at any point in time.

I redeemed it in time but it scared the crap out of me....

In time it will build your networth, meanwhile collect cash flow & get the tax benefits.
