opinions will vary.. however wholesaling is a pretty advanced activity and quite difficult really.to do it well it incorporates many different diciplines and you need to be on point with all of them.just like being an agent.. 90% of those that try wholesaling fail.. that's a fact and they go into debt doing it or blow their cash.50 to 60% who try to be real estate agents don't make it either.. but if you can get past the hump so to speak being an agent can be a lifelong rewarding career.. most wholesalers don't last a long time as they get to doing something else.and it really depends on your market.

I’m a masonry contractor and specialize in brick and foundation repairs so the repairs aren’t an issue at all it’s just that no bank wants to finance a home needing those kind of repairs.

As for the "feel like I am buying a safe investment but not achieving a high yielding asset", well that's kind of how investments work, more risk=higher potential return (higher yield) the lower the risk generally = the lower return.
