I was told by the bank that I couldn't do a 1031 because it's a primary residence, and 1031 are only for investments.But I also don't want to sell and lose 20-30% on taxes (lived in the house for 2 years)What's the best route?

For context, in Orlando, we’ve seen fluctuations in tourism and a growing demand for long-term housing, possibly due to economic factors and changes in travel behavior.

We purchased the home on 05/14/2018 for $93,000, invested $993 in renovations, and sold it for $150,220 on 11/26/2018.

Purchase price: $260,000 Cash invested: $80,000 Sale price: $380,000 Purchased this house from the family of elderly lady that lived there.

It did have a first mortgage of theirs open on it, which they have not made payments on since ~2014, just 6 years after the house was built.

I'm turning the corner on getting my house ready to rent. 

We purchased the home on 02/25/2022 for $155,000, invested $3,000 in renovations, and sold it for $180,000 on 05/27/2022.

I want to wholesale at one house in 90 days. 

Lack of housing in the town.
