Hi All,My wife and I live in Denver but are looking to move to Grand Rapids in about 2 years.

I am trying to find this out for one of my Grand Rapids units.  

The veteran was going to tear the shed down anyways, so it was beyond stupid.In general, for VA and older properties, one should be cynical and set aside a few grand to fix stupid things for the VA prior to closing but after loan approval.

Explain that even when he dies, he can set it up so that his kids and grand-kids will continue to get the money.Explain to him that the taxation of owner-financing means that he'll pay a lot less money in taxes, and he'll make additional money in interest.People like security, and things that are easy, and extra money.

I am not empty-handed,  but the few grand I have in the bank account seems to have only attracted the people most interested in extracting it.  

Grand Concourse from 149 to 170  3 to 5 blocks east and west.....Yonkers is not bad either.

A guru seminar can cost you a couple of grand, those books cost me like 30 bucks and a trip to the library.  

Ultimately, we thought it was worth the risk, because worst case we're out a few grand, best case, we get property worth 6 figures, and most likely case, we pick up double digit returns for almost no work.

You sell it at his desired sales price of 420k, at a 2.5% commission rate, minus the brokers fees and you'll clear enough to cover the cost of your license, pocket a couple grand, and you've broken into RE.  

You likely have a couple grand in turnover expenses etc.Best to wait until the spring before dealing with all of that.
