I just came across the startup REZI, and from what I gather they essentially contract lease portfolios on a long term basis, place tenants virtually based on automated criteria/response/touring, guarantee rent, and take a cut.

On the other side, how do you convince sellers to sign a contract with you when you have no experience and no money to close and no buyers to bring to the table.Your best bet would be to go to a lot of virtual or in-person REI events, meet other wholesalers and investors, and see if you could do some pre-work for a good wholesaler like bird dogging or driving for dollars.
