I 100% agree with @Bruce Woodruff and @Chase Hoover. 

The tenants never ask for anything because the only goal is to FLY UNDER THE RADAR for as long as humanly possible. 

I do plan on flying out several times for a 6mo project, but certainly not several times per week.Clearly you can't rely on a solid GC as much as I thought, so what do you do to make it work?

There are spectrums, but a truly quantifiable data point is not available for risk, and overall investor outlook can influence the perception of risk, i.e. driving feels safe for most because we do it all the time, yet flying may feel scary because in the rare occurrence that a plane goes down, it is often news around the world.But looking at leverage, a 50% LTV deal may not yield returns that many investors are seeking, even though it might be considered very safe.  

I can get see about getting the source if needed, but I was informed by a pest control company themselves that termites do not live in Michigan and that you are most likely encountering carpenter ants or flying ants.
