@Brandon Carlson Yes, the price / sqft is considerably higher for ADUs vs a home, since you're still incurring many of the same big ticket items like a kitchen and bath.... yet that expense is spread over a smaller area, driving up the cost / sqft vs a larger home.

Make sure you throw out garbage properly and recycle , sanitation tickets are $100 a pop.

@Elly Manuel Having gone to college in Memphis for a while years ago and the school administration told all the students that if we were off campus at night driving to lock our car doors and just run the red lights if there was no traffic because the police would not give us tickets.

Ill let those who handle such things to put in a ticket for the developers.

I would look into tech sales, and other high ticket sales.

Are there cheap direct flights?

I also think having a specific individual assigned as the case worker verses the support ticketing system they use in Columbus makes a big difference. 

Also helps find a property manager who aligns well with you and your property type, they are not all the same no matter what your spreadsheet tells you.Lastly, consider travel/flight times...
