I second Matt, despite having nearly 7 years of post secondary education, a real estate license has provided me the most direct and flexible path to earning income. 

Thankfully I have a job that is flexible and allows me to do so.

It is less money than I was making as an electrician but it is much more flexible.

Small parks often have very little flexibility when it comes to exit so make sure you're comfortable holding onto this for a while. 

It's about 750 sq ft. and would probably be furnished and a mid-term or month-to-month set up to allow for flexibility when family is in town.I'm just starting to learn about these types of units and currently the idea of living in someone's backyard is very foreign to me coming from NYC.
