With multiple adults in a household, each person applies with their background check run individually and some screening companies provide a general assessment of whether a person has a high probability of success as a renter. 

Our firm has a very thorough screening process for tenants that we place.

By the way, what I think you definitely should NOT do is agree to flat rent for the next decade no matter where you land with them for next years rent. 

Find a JV partner, or if it's short term flip try to find a flat fee lender with a 90 day payback time frame where your fee will be less than standard interest

However that being said I am comfortable in most areas of the city and good tenants can be found in all areas of the city .And while I’m sure we’ve all experienced horrible tenants who cost a lot of money, we can only do our best to prevent that by carefully screening and checking out everything we can before we let someone sign a lease.
