Things I can think of are that they allow you a lower monthly rate if you are willing to gamble that the irregularity of repairs and maintenance @10% will average out less.

I also haven't seen anything more than a duplex in the Frisco, Plano, Carrolton, Richardson, McKinney, Celina, and surrounding areas.You could try Craigslist but it's a gamble.

You can also use Angie's List, Craigslist, & referrals from local investors...but Facebook groups are one of my favorite options!

My favorite is to buy Subject To, sell to a tenant buyer on a Lease Option, get $20k to $25k for the Option fee and cash flow $500+ a month while I get the depreciation and the tenant buyer pays down the principle.
