Not sure if I should structure as a traditional home sale + a separate business package including all accessory structures, furniture, biz ops, STR license, etc.Maybe as an add on if someone wants to use it as a hostel business as well but still open to a traditional buyer purchase separately. 

How much is cash flow after all expenses every month and what has occupancy for the last 12 months been? 

All good until today, (2 weeks after signing new lease,)  he calls me and says he miscalculated his expenses, thought he could afford it but now he cant ect ect.

If all that meets my investing goals, I will read the PPM.  

I would provide the vanity, bathroom tub and shower, kitchen cabinet, flooring, and all the hard wares.
