That should take the most time - determining a realistic ARV and market rent should be the work of just a day or two.If the numbers all work and you've satisfied yourself with the neighborhood, it's time to put one foot in front of the other by making an offer.

It is a totally different market in many instances with regard to how you do business there but it's worth a hard look in my opinion if you're serious about SFR.

I'd love some input on what to do:I am a 40 yrs with a stock market investments of 350K trying to coast fire in the next couple of years.I just got a green card and moving to the US from Canada and looking at which accounts to invest that money in the US.But I am not sure I will stay in the US in 10 or 20 yrs.What do you think would be the best strategy to coast fire when you are not sure where you are going to be in your later years?

If you don't feel up to a fairly significant repair, I'd walk.

Would artificial grass be considered a negative by renters - i.e. too tacky or 'low-rent' in a fairly high rent rental?

I’m a realtor and have completed a CRM on final build so based on a Comparative Market Analysis I would have instant equity upon completion of the build and could sell or refinance.

As such, we decided to include a fairly large island which can comfortably seat 10 people.
