., showing me a $250 water bill that he said NEEDS to be taken care of by the tenant.......I'm extremely frustrated, upset and feel under appreciated - having gone so far to get the tenant to reply back and even NEGOTIATE PAYING some feb rent.....The deal offered was already more than the owner was expecting and he wanted me to go back and ask for the water bill too.....In my opinion it's risking losing a good offer, to go through eviction over just $250.....

Either way, get in touch with a lender - you may find that you won't qualify for an FHA loan without at least 1 year of employment history to back the income.In my opinion, you are extremely smart to be thinking this way already, and are thinking in a way that is likely to set you up for life at an early age.

Maybe the requirements are different in each state/locality - however - the inspection requirements are extremely minimal in my county.
