New tenants expect skuffs on the walls to be addressed and for the apartment to be generally clean.

Along the way the GC and subcontracted plumber mentioned numerous times that they found great news or thought of more efficient solutions (i.e. the mainline plumbing under the basement was intact--that they had assumed was all broken and needed replacing).

Would anyone buy with expected negative cashflow in the first 5-6 years?  

We took the perspective of “you signed the lease so it’s on you to follow the expectations” but they still feel weirdly unreasonable.

You'll have a better understanding of what you're buying and who's renting and you'll get a sense of what to expect.

Right now I see markets slowing so I don’t expect an increases anytime soon.

I set that expectation up front, all animals...dogs, cats, snakes, hampsters, etc.

The fact that they charged you to come back and fix something that wasn't broken before they did their work and then one is still not working is poor service and workmanship in my opinion.
