@Mike Carstens - the advantages of a cloud based system like Xero or QB Online are generally more evident when you are working with an accountant/CPA and/or other business partners and need to have multiple individuals access to your financial data.  

the first step is to determine fi you followed your state laws in returning the deposit. if state laws were followed, then show up in court and present your evidence. if you missed a small step, or did something incorrectly, you can consider negotiating a few thousand dollars to make them go away.

However, when we went to the city to get 2 rental licenses we were told the city had no historical property records for the property, and thus no evidence of it being multi family.
