Does anyone ever really check this?

No one has ever complained because it helps them close one or two extra deals every month which ends up being a more than10x return on their investment.Tools are these funny things, try them, if they are not adding value just cancel.

There are no investments that are immune to risk in general.I like to invest in growing markets that also have traditional tourism draws, but that is my preference. 

I put alot of importance in reading, so I made them read classics at 1st, then mindset (think and grow rich etc) then financial acumen (rich dad etc) thankfully they all have w2 jobs so 401k match, roth etc. 2 are homeowners (don't want to be REI investors) but the last 1 is saving for REI investing.

The main issue is if they ever complain and it's not airtight, the LAHD will likely force you to return all the "illegal" rent to the tenants. 

not a lawyer but I was under the impression that Texas does not recognize quick claim deeds, only warranty deeds, I'd look more into that. as far as the due on sale clause, everyone i've spoken and have done AMPS, sub-to, or title transfers, only one person has ever have a due on sale clause initiated cause in retrospect banks don't care how they get their money as long as they do.

They pretty much haven't been in the place for the last 2 months (water was shutoff in December last year), there is still food in the fridge, the microwave is growing its own forest, trash everywhere, food everywhere, the walls/carpet are just... nasty, and I won't even describe the bathrooms...
