Hello, I am a new here, I am purchasing a triplex with current tenants that has been there for decades, after inspection we found out that the units are not safe to stay with many major issues, roof leaks, subfloor in bathrooms very soft, electrical panels that has been recalled decades ago and many other..... please let me know from your experience what is a shortage time frame I can remove tenants, or if they stay with standard 90 day notice how could I avoid the liability in case something happens. please advise..... thank you

The total estimated cost seemed high for just minor repairs ($2700-$3700, $500 of which is PM fee) There are a couple items I expected would be flagged but not mentioned:Recommended items that i think may not be needed:- Seeding back yard lawn- Remove satellite dish on roofItems I thought would need to be on list but not mentioned:- Add washer/dryer- Clean gutters- Attach electrical panel cover- Fix loose lighting fixtures, cover open junction boxThoughts?

The washer is metered (hot water heater + electricity) with the floor 1 tenants, the gas dryer is metered with the floor 2 tenants.
