The loans are very straight forward and have great rates (I locked one yesterday at 4.375% for a 30 yr fixed) however the delayed financing exception will only cash you out at your original purchase price plus closing costs, so I am forced to eat the repair costs through a line of credit payment, instead of a mortgage.

Since John has shown that the 6% rate is the current fair market charge of mortgage interest and has shown in his letter of intent that the transaction exclusively benefits the IRA (in that it will receive a fair 6% rate of return) and that John himself is not personally benefitting from the IRA, the IRS approves his transaction and he has the green light to proceed.That all said, the idea of forming a small group of SDI owners who loan to each other and the funds are then used to benefit you personally outside the IRA (in addition to benefitting the IRA itself) could still be viewed by the IRS as a prohibited transaction as a whole.

I wouldn't want the tenant to come back and blame you for problems the child might develop from the application of pesticides.In my own home here in Denver, I've bought the little electronic devices that are supposed to repel mice and spiders (I have dogs...and I'm nervous about pesticides mostly because I had a dog a few years ago eat a poisoned mouse and it eventually killed my dog).
