for new tenants it would be much easier. 

Commodities are another area that can do well in a recession but avoid the ones that have been targeted i.e. steel, aluminum, soy beans, etc. 

On the bigger stuff, it is easier.

Would have to be an easier entrance into the role vs buying one on its own...from there, you could work to find partners now that you’ve established that your first rental is going well.

I have seen some better deals closer to Rochester lately so it might be an easier market to get in when you start.

I’ve been reading books since 2 years about real estate, mentality, economy..... my first target it’s to start with a 3/4 unit properties.. but I’m younger and I don’t have a lot money to use for the down payment.What do you advise me to do??!!

Title and escrow are so hyper vigilant about wire fraud that it might be easier to get checks, assuming you don't need the money right away. 

Remember, the longer the holding period the easier it is to prove that you had the intent to hold for rental or investmetn purposes.
