We add in insurance, property management, CapEx, maintenance/repairs, vacancy and any other potential expenses based on the property (refuse, water, etc. fo MF and lawn care/pest control for SFR).

One thing I've come to realize is that no matter what paint colors, floor types, sink faucets and so forth a rehabber selects, some people are going to love it and some not care for it at all.Our goal in refurbing a house is to replace everything that needs it.
