Starting with Tenant Occupied?

I'm just getting started in real estate. I am looking to buy a tenant occupied B or C scale property in blue collar America that is already running positive cash flow. I can pick up a house with a tenant in it, in Ohio for about $50k to $60k. Is this a bad place to start? I currently own my own house and have about $200k in equity in it, which could buy a positive cash flowing rental home to get started. Thoughts?
