The 20% is a buffer for idiots who wash clothes 9x per day as well as a fee for your time to administer the utility payment program known as scheduled transfers from your online banking.

@Anthony Liguori I personally think we will see a spike in inventory post rona... from the investors that were over leveraged or just making it by.....the mortgage forbearance program is crazy because they expect you to pay all the months they defer in one payment at the end... so you could see novice investors looking to dump their property.

I would also look into Section 8 and other local rent assistance programs. 

If one or more of your tenants have stated they can't pay in April or the foreseeable future then relay this to your Lender;-Ask your Lender if they currently have or plan to have a "mortgage relief program."

You do not have to be a non-profit to utilize those programs.

Dave Ramsey's methods can make sense for people who are not careful with their money, but the program does NOT help you grow.

I was looking to see if there are any possible grants to fund investment properties and came across hearing about the HOME Improvement Partnerships Program with HUD.

They have access to more loan programs.
