the June meeting of the airbnb meetup group will have 2 airbnb staff members, who are involved in creating policy with the various government entities.

Additionally, rent control in Ontario has been around for decades, the current provincial government has just extended the scope  (actually, unrolled a previous set-aside/exemption, introduced 3 decades ago, on existing rent control).

It does however lend great credibility to what we are all doing and has allowed me to take guests direct after their first stay (I believe I "own" the guest relationship once they have stayed at my home). 

When you deal with government funded programs or with huge companies that need to fulfill their "quotas" then often times it can be beneficial.  

Good luck to you, make sure you are working with the county government and follow their guideline to the teeth.

It's a relatively small deal on a 14-unit that I'm doing on my own (not syndicating) - but I wanted to get some experience under my belt so it will give me some credibility when moving on to do larger syndicated deals.

If anything, understanding the retail side of the industry adds to your credibility and I haven't found it to be a liability at all.

Measure yourself, or for more credibility get an appraisal and use that measurement.

It also means that really small time aggregators like myself and probably a few others on BP will have a larger pool of PE companies/hedge funds/REITs waiting to buy their inventory, since securitization will likely add credibility to the business model, attracting more firms (and more capital from existing firms).
