The only thing I put in my lease is that tenant is responsible for plumbing clogs and stuff they caused.That is reasonable, and if they want to continue to use the toilet, they will find their own plumber, unless they want to dig a hole in the yard and crap in it.I don't specifically put anything else in the contract.

I do need to move on, but is so frustrating knowing that I spent so much of my time on this idiot who thinks his peice of crap is worth something due to the neighborhood it's in and he's sticking to his guns by not taking a $5k check and getting rid of this property which he is at least one month behind.The fool is going to lose his home trying to find a sucker that'll be dumb enough to give him money.And he's also restricting access to his fiance who owns the property.And did I mention that his fiancé has already lost two properties of hers recently and the idiot fiance of hers is playing hardball?

Here in Orange County, CA, it takes $650,000 to buy a 1958 "old looking" 3 BR 2 BA house in a junky neighborhood.I own a mortgage company, and people DO NOT make the income it would take to buy this average piece of crap!

You will have to go through a lot of crap and a lot of wholesalers will market each others properties, so you may see the same house 8 time at 8 different prices, but it can pay off with a good wholesaler.
