However, the CARES Act absolutely pulled the rug out from under landlords and overrides decades of landlord-tenant legislation and case law at the state level, as well as hundreds of years of basic contract law, by banning evictions for non-payment of rent for 120 days.Under this Federal Law, a tenant who stopped paying their rent in March would have no repercussions whatsoever until July 28th, at which time the landlord can issue a 30-day notice, wait the required 30 days, and then get in line to wait for a court date with an overwhelmed local court system in hopes of regaining possession of their rental unit.Even the best prepared landlord would have a very tough time weathering six months with no rent and no recourse.

Therefore, we have had to hire an attorney each time we've had an eviction, even though I "self manage" and am local.I'm hoping to add my name to the title only, so as the "owner", I can bring these cases to court myself without the need for an attorney.For context, the properties are in Upstate NY.Thank you in advance for your collective thoughts!
