I'm a first time investor, and I'm looking at a fourplex with the following numbers:- Purchase Price - $175,000 (includes $15,000 in cash back referenced below) - Monthly Rent - $2,125- Monthly Cash Flow - $1,158- Cash on Cash ROI - 28.5%There are a few minor repairs (replace a water heater, fix flooring, etc.) that I'll need to take care of (~$5K).The main issue with the house is the electricity is not up to code (includes replacing the fuse box, FPE brand electrical panel and rewiring).

Sometimes the carpet will look brand new but the odor is overwhelming and you'll have to replace the carpet, the pad, and possibly even seal the subfloor.

I know of some conversion projects going on over there and they are expecting $2/foot in rents but those will be brand new basically... 1.25 to 1.50 is probably more realistic for what you're talking about though.

Don't focus on anything like branding, super fancy systems or fancy CRM's yet - most of that kind of stuff is just shiny object syndrome.If you have the budget, I'd look into hiring someone to handle the lead generation & appointment setting process for you, so you can focus all of your efforts just on showing up to apps, negotiating and closing deals (which is the most important thing in your business, the lifeblood of it).If you don't, you'll have to do that yourself until you start working on some deals and start bringing some cash in.The most important thing is that you focus on what actually matters and ignore all the noise in the market - just do what needs to be done, and ignore everything else.Hope this helps?
